NEXO 101 / PYRAMIDAL HIERARCHY
One tower anchors the whole. Twenty-four specialize the city.
The heights create a clear reading of governance, economy and housing. The current design replaces the earlier preliminary layout and organizes four tower groups inside the active circular perimeter.
Central tower
A wide triangular spiral tower for overall governance, the NIA Prime Core, command, critical services and a direct connection to the central underground core.
Inner corporate towers
Companies, offices, decision centres and corporate units of different sizes, with ultra-luxury upper areas in the concept.
Intermediate residential towers
High-luxury rental residences with one home per storey and an ultra-luxury penthouse in each tower.
Perimeter residential towers
Six towers with four homes per storey and six with two; all leased, with ultra-luxury penthouses and controlled access.
NEXO / ACCESS AND MOBILITY
Enter securely. Move without cars. Connect without barriers.
The experience separates visitors, residents, employees, logistics and emergency flows. Technology organizes movement without removing human responsibility.
NEXO Gateway concentrates reception, orientation and security screening inspired by airport flows.
A private lane with NEXO identity, wristband and consent rules, without replacing documents or human authority.
A separate flow for teams, suppliers and operations, reducing conflicts with visitors and residential areas.
Internal electric transport connects towers, districts and underground levels; conventional cars stay outside the protected core.
NEXO / UNDERGROUND
The underground is also a city — and continuity infrastructure.
Retail, housing, parking, mobility and critical systems occupy their own flows. Separation reduces conflicts, frees the ground level and protects operations.
Underground shopping
An ambition for a world-scale centre for retail, services, food, culture and community, subject to sizing and feasibility.
Employee-family homes
Complete leased homes for middle-income employee families: three bedrooms, en-suites, living room, kitchen, guest bathroom and utility area.
Resident parking
Automated vertical parking outside the core, with secure transfer to internal capsules.
Visitor parking
A second automated parking facility dedicated to visitors and connected to NEXO Gateway screening.
Central technical core
Energy, water, data, logistics, reserves, maintenance, emergency and protected command linked directly to the 333-storey tower.
NEXO / OPERATING MODEL
The complex is conceived for leasing — not fragmented sales.
Homes, retail, offices and other spaces remain under structured operation. The model seeks to preserve standards, maintenance, safety, operating data, technology evolution and recurring revenue over time.
NEXO / AGRO + UNIVERSITY
A living university inside the city-laboratory.
AgroNEXO integrates controlled food production, agricultural research, biotechnology, automation, water efficiency and education. The university turns energy, water, mobility, health and urban life into permanent fields of study — with ethics, consent and scientific review.
